SetStay is a neutral technology marketplace. We do not own, lease, manage, inspect, license, insure, operate, or endorse any property, vehicle, food product, or service offered through the Platform. The following disclaimers apply to every category of listing and service.

Disclaimer: Lodging is offered by an independent third-party host. SetStay does not own, inspect, or insure this property and is not a party to your stay agreement. Verify habitability, safety, and local short-term-rental compliance before arrival.

Disclaimer: Hotel rooms are sold and operated by independent hospitality providers. Partner hotels may link to their own reservation site; SetStay is not the lodging provider and does not process the room payment. Refunds, damages, and on-property incidents are governed by the hotel's own policies.

Disclaimer: Rental vehicles are owned, operated, and insured by independent hosts. SetStay does not own vehicles, employ drivers, or provide auto insurance. The renter must have a valid license and meet the host's age and insurance requirements. Confirm vehicle condition, registration, and coverage directly with the host before pickup.

Disclaimer: Catering and craft services are provided by independent food-service operators responsible for their own food-handler permits, allergen disclosures, and health-department compliance. SetStay disclaims all liability for foodborne illness or dietary incidents.

Disclaimer: Production cleaning is performed by independent contractors. SetStay does not supervise crews, provide workers' compensation coverage, or guarantee outcomes. Confirm bonding and COI directly with the provider.

Nothing on the Platform constitutes legal, tax, accounting, real-estate, insurance, medical, or nutritional advice. Always consult an appropriately licensed professional in your jurisdiction.

Map & location data

Map pins are approximate and generated by geocoding the address, city, and state on file. Pin placement may be off by a block or more, especially in rural areas. Map data © Mapbox and OpenStreetMap contributors. Always confirm the exact street address with the host before dispatching crew, talent, or deliveries. SetStay is not responsible for missed call times, wrong-address arrivals, or trespass caused by reliance on map pins.

Department budget tiers

The Economy / Standard / Generous / Premium tier badges shown on a production are indicative ranges based on the budget figures the production team submitted. They are not offers, quotes, or guarantees of rate, and they do not bind any host, vendor, or production. Final pricing is whatever is agreed in the booking or vendor payment record.

Collaboration features (Pulse: tasks, comments, presence, activity)

Tasks, comments, @mentions, assignments, the live activity feed, presence indicators (who is online, whose cursor is where, what they are viewing or editing) and "working on this" badges are visible to every member of the production. Do not post information you would not put in a group email to the entire crew — including but not limited to: cast SSNs or DOBs, payment card numbers, bank details, login credentials, confidential script pages, NDAs, medical information, or HR matters. SetStay is not responsible for confidentiality breaches caused by users sharing the wrong content in collaboration surfaces.

User-uploaded content (avatars, photos, comment attachments)

By uploading an avatar, listing photo, vendor photo, message attachment, comment attachment, or any other image or file, you represent that you own it or have the rights to use it, and that it does not contain nudity, hate speech, harassment, IP infringement, or other unlawful content. SetStay may remove uploads at its discretion and may suspend accounts that repeatedly violate this policy.

Real-time data accuracy

Activity feeds, presence indicators, comments, and task status updates are delivered "as available" via real-time channels and may be delayed, dropped, or shown out of order during network interruptions. Do not rely on real-time signals alone for time-critical operational decisions — confirm via direct communication.

Booking Guarantee (optional $19 fee)

The optional SetStay Booking Guarantee is a limited platform credit, not insurance, not an indemnity, and not a substitute for the production's own coverage. It is offered solely to make coordinators whole when the host side of the transaction fails through no fault of the production.

Covers, subject to caps below: (a) host cancellation within 7 days of check-in; (b) the property is materially misrepresented vs. the listing; (c) the property is uninhabitable or unsafe on arrival.

Payout caps: the lesser of $2,000 or one (1) night's rate per booking, and a $5,000 lifetime aggregate per production. SetStay's total liability under the Guarantee is capped at the fees collected for it; SetStay is not obligated to top up the pool from other revenue.

Excluded — not covered under any circumstances: production shutdown for any reason (creative, financial, talent, regulatory, criminal investigation, or otherwise); on-set incidents, injuries, deaths, or property damage occurring during filming or related activity; weather, fire, flood, earthquake, or other force majeure; vendor non-performance or default; equipment loss or damage; talent disputes; union actions; failure of the production to obtain permits, insurance, or releases; refunds owed to third parties (cast, crew, vendors, sub-renters); any loss arising from criminal acts on or off the property; consequential, incidental, indirect, or punitive damages of any kind. The Guarantee never reaches outside the four walls of the booked property.

Production insurance required. Productions must carry, at minimum, General Liability of $1,000,000 per occurrence, plus Workers' Compensation as required by law and Errors & Omissions where applicable, and must name the host as additional insured on request. SetStay does not vet, verify, or underwrite production insurance and is not a party to any production insurance policy.

Marketplace role. SetStay is a neutral technology platform that facilitates bookings between independent hosts and independent productions. SetStay is not the host, employer, producer, insurer, or guarantor of any production, and disclaims all liability for the conduct of either party beyond the express, capped Guarantee terms above.

Tax incentive estimates

State film tax credits change frequently. Caps, sunsets, residency requirements, qualified-spend definitions, and audit standards vary by program and may change without notice. Estimated rebates shown on the Platform do not constitute a guarantee of payment by any state agency.

Force majeure

SetStay is not liable for delays or failures caused by acts of God, labor disputes, governmental action, wildfire, flood, pandemic, war, or other events beyond reasonable control.

Reporting unsafe conditions

Email safety@setstay.app or use the in-app "Report listing/vendor" link. Suspected illegal activity should be reported to local authorities.
